To encourage mortgage lenders to refinance their borrower's into lower interest rate mortgages, Barrack Obama introduced a loan modification program that could help millions of struggling homeowners receive a more affordable mortgage. While getting a reduced interest rate could help just about anyone, there are several requirements that need to be met in order to qualify for Obama's loan modification program.
The first requirement necessary to qualify for the new loan modification plan is that you must prove that you have suffered from a hardship that was out of your control. the program is not necessarily designed to help people who took on mortgage payments that they knew were beyond their means. instead, the federal government's plan is designed to help those that are suffering from a hardship. good examples of hardship include if you lot your job, lost a sizable portion of your income, or if your mortgage interest rate adjusted to a level beyond your control.
Another requirement necessary to qualify for Obama's loan modification reform is that your total monthly housing payment, including your mortgage payment, real estate taxes, insurance and association dues, must exceed 31 percent of your monthly gross income. If your monthly payment exceeds 31 percent of your monthly gross income, then the modification program will work to reduce your monthly payment a few different ways. the first way the program will work to reduce your payment is by extending your repayment term. This may mean your loan will be re-amortized over a period of up to 40 years. the programs may also attempt to reduce your interest rate. If your payment is still high after extending the repayment term is extended and the rate is reduced, a portion of your debt may be subsidized. This reduction could reach an amount of hundreds of dollars.
The third requirement necessary to qualify for the modification plan is that the mortgage must be on your primary residence. the program will not help you refinance a vacation home or an investment property. you will also need to order an appraisal and a home inspection prior to modifying your loan. If it turns out that either your home is not habitable or that your loan to value ration is in excess of 105%, you will not qualify for the modification. also, the program is not designed to help those with jumbo mortgages. Therefore, your outstanding loan balance on your mortgage must be less than $729,750.

Bill Smith Inc., with eight stores in Lee, Collier and Charlotte counties, plans to set up multiple personal computer stations at its stores for use April 16. Employees will walk customers through the reservation process required for a rebate, said Chris Riching, executive vice president.
Buying an eligible appliance, and reserving a rebate are just the first two steps. Consumers are responsible for competing the rebate claim form, and for sending the claim to the right address in a mailing postmarked no later than May 9.
It's more paperwork for consumers than the automotive form of cash-for-clunkers. the rewards, though, could be sweet. Based on median appliance costs to consumers, Gov. Charlie Crist's Energy Office rebate winners could score as much as $290 for a refrigerator purchase or as little as $65 for a new room air conditioner.
People opting to turn in the old, less-efficient appliance for recycling will earn a $75 bonus.
Long term, participants save money on power bills. on average, refrigerators manufactured before 1993 cost about $50 more per year to operate than new Energy Star-qualified models, while refrigerators manufactured before 1980 can cost about $150 more per year, according to the Energy Star Web site.
Not all the details are ironed out. a Web site specifically for Florida rebate information and reservations probably won't go online until Wednesday or Thursday. the governor's energy office Tuesday didn't have an address for the site.
Retailers could be challenged in delivering the appliances in time for customers to get the serial numbers and do the final paperwork earning them the government rebate, Hendershott said.
Hendershott thinks the state program, although "well-intended," raises consumer hopes too high.
"Retailers like us will get a little bit of a boost for a short period of time," he said. "But there will be unhappy people."
Some states already have launched their cash-kitchen clunkers programs. Florida has learned from their experiences, said Brenda Buchan, with Crist's energy office. States with relatively big rebates such as Florida's saw the money fly out the door.
"Iowa launched its rebate program at 8 a.m.; it was over by 3:45 p.m.," Buchan said.
Florida has set a closing rebate reservation date April 25; rebate forms to be completed must be postmarked by that May 9 deadline.
However, Buchan expects rebate-generating purchases could be over in a day. Retailers in states with the bigger rebates, "called it five times bigger than Black Friday."

March 27 (Bloomberg) -- When Jeffrey Katzenberg took overWalt Disney’s film division in 1984, the glory days of Disneyanimation were a distant memory. the studio that had made suchclassics as “Fantasia” and “Snow White and the Seven Dwarfs”was in a major creative and commercial slump.
“We’ve got to wake up ‘Sleeping Beauty,’” Katzenbergdeclared.
Katzenberg -- along with fellow Disney executives MichaelEisner, Roy Disney (Walt’s nephew) and Frank Wells -- did wakeup the slumbering giant. They revived the studio’s animationunit and ushered in a decade-long golden era that included theblockbusters “Beauty and the Beast,” “The little Mermaid,”“Aladdin” and “The Lion King.”
The story behind the comeback -- and the clash of egos thateventually broke up the company’s leadership -- is told in“Waking Sleeping Beauty,” a lively documentary directed byformer Disney producer Don Hahn.
Using old home movies, film and TV clips, and freshinterviews with the major players -- including Eisner, Disneyand Katzenberg -- Hahn reconstructs a Shakespearean tale ofjealousy, genius, passion and hubris.
From 1984-94, according to the film, the Disney animationdivision was a pressure-cooker where people worked gruelinghours to produce some of the best animated films in history. Italso was a time when animators were treated like rock stars,getting rewarded with big salaries and public recognition.

“Suddenly there were bonuses and the parking lot was justfull of BMWs and Porsches,” Hahn says in the film’s narration.“We were getting a new building and people were getting lawyersand agents and appearing on talk shows.”
But tensions grew in the executive suites. Eisner andDisney resented Katzenberg for hogging the spotlight and takingtoo much credit for the company’s success.
After Wells died in a helicopter crash in 1994, Katzenberglobbied for the vacant job of Disney president. Eisner, thechief executive officer, turned him down and Katzenbergresigned. (Katzenberg then co-founded Disney competitorDreamWorks with Steven Spielberg and David Geffen. Eisner laterclashed with Roy Disney and was forced out in 2005.)
Many stories have been written about the Eisner-Katzenbergsaga, but “Waking Sleeping Beauty” offers a unique perspectivefrom those who lived through what seemed like a Hollywood fairytale.

While visiting Cambodia in 2000 with the World MonumentsFund, arts patron Anne Bass saw a 16-year-old boy perform anative dance at an ancient temple. She was entranced.
That encounter led her to make “Dancing Across Borders,”a documentary about how that teenager -- Sokvannara Sar, knownas Sy -- came to the U.S., overcame enormous odds and became anacclaimed ballet dancer.
Bass, the former wife of billionaire Sid Bass, follows Syfrom the rice paddies of Cambodia to the dance studios andstages of New York, Florida, Colorado, Bulgaria and Seattle,where he joins the Pacific Northwest Ballet. We watch histransformation from a skinny, raw dancer to a refined, muscularballet artist.
It’s a no-frills movie. aside from some family scenes inCambodia, it mostly consists of Sy dancing and a bunch oftalking heads, including his teacher Olga Kostritsky, formerballet star Jock Soto and Peter Boal, artistic director of thePacific Northwest Ballet.
This is Bass’s first film, and her inexperience shows withtoo much repetition. yet Sy is such a compelling personality andhis story is so fascinating that you don’t have to love balletto appreciate it.

How Disney Awoke 'Sleeping Beauty'; Cambodian Ballet: Movies
when calling for meat, there are two things that people think. first, there is chicken, and secondly, to beef. many, such as meat, because they can be served rare, and for those who want meat more tender, the chicken is their choice. despite its readiness in principle, there are still many people do not know how these two elements for cooking. so, for the benefit of the reader, this article will show you how.
first, like a cube steak to cook? now we know which part of the cow, you mustbuy from the butcher. it is taken from the side and are best cooked until tender. Use an electric tenderizer or a normal, if you prefer an old fashioned bashing. make sure that you carefully until it looks like a hamburger Patty.
Then prepare the ingredients, and while the steak sit for a while '. You need a medium pot of water 2 medium onions, peeled 1 can of celery or cream of mushroom soup, 2 tablespoons oil, half cup of ketchup, garlic, salt andPepper.
take the heat until the oil in a frying pan, and while waiting, you can rub the garlic, salt and pepper cube steaks. Sure they are fully covered. when finished, cut, and in hot oil, no more than two periods, unless they are really small. Place steaks on a heated frying pan and add the onion. Mix water, broth and ketchup together and pour over steaks. Simmer for 40 minutes to dissolve over low heat.
If you want to cook a chicken, not the supply of meat. You only need toSalt, pepper, olive oil (for the more health conscious) and a marinade of your choice. You have the chicken before cooking, prepare thoroughly by rinsing with cold water. Add salt and pepper and rub with olive oil. can at this point, add some herbs that you think would go well as oregano or rosemary.
when preheated oven at 350 degrees, rather than an open dish with chicken. Bake in oven at a temperature above for 90 minutes. to ensureIt's over, wait until skin is golden and then add a thermometer in the thickest part of its range. there must be somewhere around 170 degrees. even if you cut the meat should be pink and the juices are clear.
there you go! with these instructions to cook the chicken and steaks, cooking, dice, you must be your perfect meal if you follow instructions carefully.
